Property Value
The Current Property Value is an estimate of what a property’s value is today if it were on the market. It is calculated by a proprietary model utilizing recent publicly available sales data.
5-Year Appreciation Forecast
A snapshot forecast of the property value over the next years based on propriety algorithms that utilize publicly available and other historical house market data.
Neighborhood and Market Benchmarks
These benchmarks help compare a property’s value and other statistics to others in the neighborhood and surrounding area, using a proprietary model that leverages public market data.
Owner and Occupancy
Our best guess of the owner and occupancy status of a property derived from public records.
Rental Income
This is a forecast of potential long-term rental income derived from publicly available market information and other factors such as location, property characteristics, and local demand.
Estimated Profit
This is calculated using the Current Property Value as the purchase price and the projected appreciation at time of sale as the sales price. The calculation considers standard costs such as 4% closing costs, 6% selling fees and holding costs such as property taxes, insurance and mortgage payments.
Holding Costs
This estimate includes the average insurance cost and estimated property taxes derived from public data.
Operating Expenses
This is an estimate utilizing public tax assessor and insurance data and national averages for repairs and maintenance (10%) and management fees (3.5%)
